I draft contracts, file applications for registration with the land registry and handle electronic filings. I explain the procedure, deadlines and fees before you sign, so that you know what to expect.

How I can help you

The services build on one another: from drafting the contract, through signing, to the filing with the land registry office. You can use one of them, or all three in a single matter.

How we work together

The same four steps apply to each of the services.

  1. Get in touch

    Tell me what you need drafted or filed. A short description of the matter is enough; I will reply and we will agree on the next steps.

  2. Review of documents

    I review the documents, in particular the title deed extract and the details of the parties. I point out matters to resolve in advance so that the procedure is not delayed later.

  3. Draft and explanation

    I prepare the draft and, before signing, explain its content, the deadlines and the fees. I reflect your comments in the final wording.

  4. Signing and filing

    After signing, I prepare and file the application with the competent office. The office, not I, decides on it, so I keep you informed of every request it makes.

How I work

In writing, in advance and with an explanation

In every matter I begin by reviewing the documents. Only then do I propose the procedure, deadlines and fee, so that you know what to expect before we agree anything.

We agree my fee in writing before work begins. Administrative fees paid to the state are shown separately, because they are not part of my fee.

I explain documents clearly and without unnecessary legal jargon. Please do not sign a contract or an application until you understand its content and consequences.

The land registry office decides whether to allow registration. I prepare and file the application, follow the proceedings and respond to the office's requests. I cannot promise or influence the outcome of the proceedings.

Frequently asked questions about the services

What can I turn to you for?

For drafting or reviewing a contract, for filing an application for registration with the land registry, and for electronic filing through slovensko.sk. If you are not sure which area your matter falls into, write to me and I will assess it.

Do I have to use all three services?

No. You can use each service on its own, for example only a review of a finished contract or only the filing of an application for registration. In a transfer of real estate they usually follow one another, so I can handle them in one procedure.

How will I find out what it costs?

After you describe the matter, I will propose my fee in writing before work begins. A fixed price applies to the selected offer, which you will find on the pricing page. Administrative fees are paid to the state and I show them separately.

What should I send at first contact?

A short description of the matter is enough: what act is involved, who the parties are and what the agreement is about. I will ask for copies of documents and other papers only when I need them.

Can you act for both parties to a contract?

An attorney may not act in the same matter for clients with conflicting interests. Before concluding a legal services contract, I therefore assess whether a conflict of interest arises. If it does, I will not provide the service.

Who decides on registration in the land registry?

The land registry office decides, not the attorney. I prepare the application and annexes, file them and follow the proceedings. The decision deadlines and fees are set out on the page about the application for registration.
